Over €3.345m for Baggot Street retail investment

A retail investment at 132 Lower Baggot Street, Dublin 2, is expected to make over €3.345 million when it is offered for sale by tender on November 30th. Quinn Agnew is handling the sale of the building at the junction of Lower Baggot Street and Lower Pembroke Street which is producing a rent roll of €123,000 from Cafe Boulevard, The Grafton Barber and TK's Thai Restaurant. Two of the rents are due to be reviewed next June. An office suite of 140.8sq m (1,516sq ft) is vacant and in need of refurbishment.

€35,000 rent for small shop on Aungier Street

Douglas Newman Good Commercial is quoting a rent of €35,000 for a shop at 64 Aungier Street, Dublin 2, which is available on a 20-year lease. The ground floor unit of 42.55sq m (458sq ft) would suit a variety of traders. There are four large colleges in the immediate vicinity - Kevin Street, Aungier Street, Dublin Business School and the Royal College of Surgeons. Aungier Street, like the nearby South Great George's Street, has witnessed a huge resurgence in popularity in recent years with many new bars, restaurants and fashion shops opening.

€376 per sq m rent for offices on busy Dame Street corner

The former offices of estate agent Druker Fanning at the junction of Dame Street and South Great George's Street, Dublin 2, has come on the letting market through Bogle Estates.

The agency is quoting a rent of €376 per sq m (€35 per sq ft) for 438sq m (4,715sq ft) on the first floor of the landmark building which has Philips on the ground floor. Car-parking is available for an additional cost. The office space is to be let under a new long term lease.

€1.2m for former ESB shop at Newcastlewest, Co Limerick

Sherry FitzGerald Colm O'Donovan is guiding €1.2 million for the former ESB shop and offices fronting on to the Square in Newcastlewest, Co Limerick, which goes to auction on November 29th. The three-storey mid-terrace property has a ground floor area of 198sq m (2,127sq ft). Office accommodation on the first and second floors has a separate access and is rented. The agent also expects to get around €400,000 for a site of 0.489 of a hectare (0.121 of an acre) at the rear fronting on to Market Yard.

New associate directors appointed at Jones Lang LaSalle

Jones Lang LaSalle has appointed two new associate directors as part of the continuing expansion of its office in Dublin. They are George Ross, who joined the company as a graduate surveyor in 2003, and Mark Synnott, who joined as a chartered surveyor from Savills HOK in 2004. George has been with the retail department since joining and Mark works in the advisory department.

Over €4.5m for retail building in Stillorgan Industrial Park

Savills HOK and Turley & Associates are seeking over €4.5 million for a freehold retail building at Stillorgan Industrial Park in Co Dublin. It is located at the junction of Maple Avenue and Spruce Avenue close to Sandyford Industrial Estate. The refurbished building is suitable for retailing or as a showrooms, and has a warehouse which is accessed via a large loading door at the front. There are offices at first floor level.

Lisney forms association with Kildare agent Conway Keane

Lisney and Kildare estate agent Conway Keane have formed a new business association. The companies say that the extensive developments in Kildare in recent years have stemmed from improvements in regional infrastructure. These would be further enhanced by a number of area action plans which were due to be completed this year and next.
