Investments: Two freehold industrial properties with excellent development potential have reached the market, one in Tallaght and one in Malahide.

The southside property in the Cookstown Industrial Estate will be sold by private treaty with an expected price of at least €2 million.

The unit in the Malahide Road Industrial Park is to be sold by tender and is expected to make €1.8 million.

The selling agent for both properties is Hamilton Osborne King, which describes these units as "superb".

Unit 30 in Cookstown has a gross floor area of about 446sq m (4,801sq ft) on a site of about 0.2 hectares (0.5 acres).

It is situated on the southside of First Avenue and is within about 0.5kms of the Square shopping centre.

The location provides easy access to the N7 and M50, and is 100 metres from the nearest Luas light rail stop, making it highly accessible via a variety of transport options.

The area is zoned under objective "E" - "to provide for enterprise, employment and related uses" - but it is also subject to the proposed Tallaght Town Centre Local Area Plan, agreed only last month. This outlines significant development potential, subject to planning.

The Malahide Road Industrial Park property is actually two interconnecting industrial buildings on a high profile corner site at Newtown Avenue. Units 10-13 have about 1,497sq m (16,114sq ft) on a site of about 0.31 hectares (0.76 acres).

The property is zoned under objective "Z7" in Dublin City Council's development plan 2005-2011 "to provide for the protection and creation of industrial uses and to facilitate opportunities for employment creation".

The property is available for sale by tender in three lots: lot one is the entire property; lot two is the two interconnected units; or lot three, a mid-terraced industrial unit of about 836sq m (8,999sq ft) - this lot has the benefit of a two-year lease at an annual rent of €72,000 per annum.
