€592 per sq m rent for space in new Malahide centre
It is rare enough that new shopping facilities become available in Malahide. For that reason alone Bannon Commercial is expecting strong interest in a new €20 million retail and residential development to proceed shortly at The Green, between the main street and the marina. A local businessman is to develop the 1,532sq m (16,500sq ft) of retail space on the ground floor and four storeys overhead to accommodate 46 apartments. Bannon is quoting €592 per sq m (€55 per sq ft) for the retail space which will be divided into six or seven units. They are likely to be occupied by a convenience store, pharmacy, restaurant and coffee shop.
€150,000 for lease of Benetton store at Liffey Valley centre
The lease of the Benetton franchise store at Liffey Valley shopping centre in west Dublin has come on the market at an asking price of around €150,000.
Douglas Newman Good Commercial is handling the assignment of the store which has a floor area of 198sq m (2,131sq ft). The current rent of €184,000 is due to be reviewed next July. The 22 years and four months lease dates from 2001. The shopping centre is trading exceptionally well and is due to be doubled in size over the next few years.
Claddagh Jewellers to move to new shop in Galway city centre
Claddagh Jewellers is to relocate to the four-storey, 185sq m (2,000sq ft) building at Mainguard Street and Shop Street in Galway which was acquired from Blacoe Jewellers for over €6 million. Claddagh, owned by Philip and Azam Fried, has been trading up to now on the lower level of the nearby Eyre Square Shopping Centre.
€1.2m for large industrial building in west Dublin
CBRE Gunne is quoting a price of €1.2 million for a large industrial premises with office at John F Kennedy Industrial Estate off the Naas Road in west Dublin. The premises occupied by Richard (Nobby) Clarke and Co extends to 735sq m (7,911sq ft) and has 13 car-parking spaces. Interested parties may, alternatively, rent the property at €78,000 per annum.
€5.1 million for two-acre residential site in Ratoath
Co Meath auctioneers McConnon Estate is quoting region €5.1 million for a housing site of two acres in the centre of the fast-expanding village of Ratoath. There are currently three large detached bungalows on the site which has excellent road frontage.
Over €1.5m for 14.5 acres with potential beside Sallins
Investors looking for a property punt are likely to be interested in a site of 14.5 acres beside the village of Sallins, Co Kildare, which is due to be sold at auction on February 23rd. Tom Day of Lisney is quoting over €1.5 million for the land which has good medium term prospects of being rezoned for development. The site has 30 metres (99ft) of frontage onto the Randune-Straffan Road.
New agency handles €500m of investments in first year
Bannon Commercial, which marked the first anniversary of the founding of the firm with a party last week, has become one of the key players in the commercial property market. The company was set up by Joe and Neil Bannon and 17 others and is currently looking for a further 10 surveyors. The company reports that it handled €500 million of investment business, including the acquisition of a half share in the Ilac centre for businessman Joe O'Reilly for €124 million. It is currently handling office instructions for 70,000sq m (753,473sq ft) of space.
Over €750,000 for creche at Citywest in D24
DTZ Sherry FitzGerald is seeking offers over €750,000 for a purpose-built crèche in the Belfry residential development at Citywest in Dublin 24. The two-storey semi-detached facility has a floor area of 280sq m (3,014sq ft) and is finished to shell and core specification. There is an external play area of 390sq m (4,200sq ft). The Belfry is located along Citywest Road at the intersection with the Tallaght/Blessington Road. It is within a few minutes drive of the N7 Naas dual-carriageway and the M50 motorway.
Five retail units for sale at mixed-use Santry Cross scheme
Lisney has begun marketing five retail units in the mixed-use residential and commercial development known as Santry Cross in Ballymun, Dublin 11. The units range in size from 82-125sq m (883-1,345sq ft) and are likely to be of interest to owner-occupiers and investors. There are tax breaks available with Santry Cross which will have 344 apartments, a hotel, crèche and shops.
€9.4m for ready-to-go logistics and office facility in D15
William Harvey & Co is quoting €9.4 million for a ready-to-go logistics and office facility at Northwest Business Park in Ballycoolin, Dublin 15. The permission provides for a high bay facility of 7,589sq m (81,687sq ft) and 297sq m (3,197sq ft) of offices which will be ready within four months.
