Period office on Eden Quay makes around €4.7m
Galway developer John Lally has emerged as the purchaser at around €4.7 million of a large period office building at 26-27 Eden Quay, Dublin 1.
Quinn Agnew handled the sale of the four-storey over basement building which was occupied by the Mercantile Marine Service up to last November. The new owner is expected to carry out a major refurbishment of the building which has a floor area of 720sq m (7,750sq ft). There is a rear access on to Abbey Street Old.
Three restaurants open at Omni Park centre in Santry
Three further restaurants have opened at the newly extended Omni Park Shopping Centre at Santry in Dublin 9. Eddie Rockets, the chain of 1950s restaurants, has opened in a 218sq m (2,347sq ft) ground floor unit beside the newly refurbished 11-screen multiplex cinema in the centre. The remaining 73sq m (786sq ft) of ground space has been let to Godfathers Pizza. Both units were let under 25-year leases with five yearly upwards-only reviews. Overhead, Zao, which specialises in Asian cuisine, has opened in a unit of 293sq m (3,154sq ft). George Ross of Jones Lang LaSalle, who handled the lettings, said the refurbished and extended Omniplex cinema with seating for over 2,000 people provided good trading opportunities for new restaurants.
Cork city retail investment likely to make over €10m
It is seldom enough that a good retail development opportunity arises in Cork city - all the more reason why DTZ Sherry FitzGerald is expecting strong interest in the former Hickey hardware premises fronting on to both Mayor Street and Oliver Plunkett Street. The indications are that the site with a footprint of 929sq m (10,000sq ft) should make over €10 million when it is sold by private treaty before the closing date, March 23rd. Mayor Street has matured as a retail venue, particularly since pedestrianisation. Next door, Maher Sports trade out of a newly redeveloped two-storey store with a contemporary facade on to Mayor Street.
Instore to open outlet at City East Retail Park in Limerick
Instore, the home furnishings chain, is to open a second store in Limerick at City East Retail Park. It already trades out of Ellen Street in the city centre. The firm has agreed terms with Parkes Properties to lease a unit of 1,486sq m (16,000sq ft) in City East Retail Park. It also has stores in Sligo, Galway and Waterford and is planning two further outlets in the Republic. Power & Associates advised Instore on its latest deal.
New Look for Whitewater centre in Newbridge
The fast-expanding UK fashion chain New Look has completed contracts to trade out of Whitewater Shopping Centre in Newbridge. The retailer, which has opened a large number of outlets in cities and towns in many parts of the country, will be trading out of a second floor unit of 526sq m (5,662sq ft) with a mezzanine level of 619sq m (6,663sq ft).
New Look is making a determined effort to produce the latest catwalk trends at affordable prices. They have been making a considerable impact in the high spending ladies fashion market and in Newbridge they will be trading alongside anchors Debenhams and Marks & Spencer. New Look also trades in France under the name MIM where they have 200 stores, bringing their overall total to 500 shops. The Newbridge letting was handled by Hamilton Osborne King and Colm McEvoy.
Council gives green light for six-storey offices in D4
Dublin City Council has granted planning permission for the demolition of a building at 40/49 Mespil Road, Burlington Road, Dublin 4 and its replacement by a six-storey office building with 70 car-parking spaces and 140 cycle spaces. The applicant is Pageflyer Ltd.
Rent of around €45,000 for bistro in Ratoath centre
Co Meath estate agent Sherry FitzGerald Sherry is quoting a rent of around €45,000 for a bistro in a newly completed community centre in Ratoath village, Co Meath. The ground floor premises has a floor area of 125sq m (1,345sq ft) and occupies a prominent corner position within the community centre which is due to open next month. The facility will have a 235-seater theatre and conference centre.
€950,000 and €1.9m for retail units in Dublin 4
Atisreal Harrington Bannon is selling two retail units at Victoria House on Haddington Road, Dublin 4. Offers over €1.9 million are being invited for a vacant shop of 248sq m (2,669sq ft) while more than €950,000 is being sought for another unit of 71.5sq m (770sq ft) let to the Coffee Club at a rent of €37,500. The rent is due to be reviewed next December.
