Kilcock site makes close to €25m
One of two rival sites earmarked for a shopping centre in Kilcock, Co Kildare, has been sold for a figure believed to be close to €25 million. The 5.5-acre "town centre site" was sold for the owners of the former Leaf chewing gum factory and backs on to the Royal Canal.
Meanwhile, the owners of another four acres in the town are to lodge a planning application within the next week for up to 9,290sq m (100,000sq ft) of shopping and office space along with about 150 apartments.
There will be parking for more than 300 cars at basement level. The promoters, McGarrell Reilly and local businessman Michael Sammon, are in negotiations with three supermarket groups with a view to finding an anchor tenant.
Davys Stockbrokers pays around €50m for Maynooth centre
Davys Stockbrokers has completed the purchase of the newly opened Manor Mills shopping centre in Maynooth, Co Kildare. The company paid around €50 million for the centre which will give its investors a return of 5.14 per cent.
The complex is fully let and has 26 mall units, four kiosks and 600 car-parking spaces. Dunnes Stores owns its anchor store of 6,600sq m (71,042sq ft) while the other tenants include Easons, Hickey's Pharmacy, Golden Discs and Sasha. Bannon Commercial handled the deal.
Former Hooke & MacDonald office makes €3.5 million
The former office of estate agent Hooke & MacDonald at 52 Merrion Square, Dublin 2, has been sold at auction for €3.5 million.
DTZ Sherry FitzGerald handled the auction of the Georgian corner premises which has a floor area of 262.56sq m (2,826sq ft) and a six-person lift.
Clontarf residential site of almost an acre makes over €8m
A housebuilder has paid over €8 million for a development site of 0.96 of an acre at Vernon Avenue, Clontarf, Dublin 3. Hamilton Osborne King handled the sale of the grounds for the Holy Faith Sisters. It could possibly accommodate up to 17 houses or about 30 apartments.
€1.3m for takeaway shop and home in Goatstown
Property Partners O'Mahony is quoting of €1.3 million for "Joe's Take-Away Shop" and home at 4 Willowfield Park, Goatstown, Dublin 14, which goes to auction on April 11th.
The retail and food preparation area on the ground floor extend to 33.17sq m (357sq ft). The upstairs living area includes a lounge, kitchen/breakfastroom and five bedrooms. The entire floor area is 160.35sq m (1,726sq ft).
Irish Estates to pay €137,700 rent for Foley Street offices
The new style Irish Estates is to pay a rent of €137,700 for 510sq m (5,490sq ft) of office space at Ulysses House in Foley Street, Dublin 1. Irish Estates had been in business for over half a decade and was sold last year by Irish Life.
It has over 28.7 million sq m (309 million sq ft) of commercial space under management in Ireland, the UK and Europe. Colliers Jackson-Stops handled the letting.
€725,000 rent for office and warehouse at Citywest
Hamilton Osborne King is seeking a rent of €725,000 for the high profile MJ Flood office and warehouse building at the front of Citywest Business Campus in west Dublin. The high quality detached headquarters facilities has a floor area of 4,061sq m (43,712sq ft) including 1,814sq m (19,526sq ft) of offices at two levels.
Built in 2001, the building stands on a site of 0.95 hectares (2.35 acres). Sam Buck of HOK says the building has instant motorway access on to the busiest arterial route, the N7 dual carriageway and is about 4kms from the M50.
€200,000 premium secured for salon lease on Baggot Street
Owens Commercial has secured a premium of €200,000 for the lease of Gingers Hair salon at 33 Upper Baggot Street, Dublin 2. The 153sq m (1,647sq ft) retail unit is rented at €84,000 per annum.
The same agency has sold the lease of Marvins Newsagents and Deli at 8/11 Lower Baggot Street for €90,000 key money. The 33.6sq m (362sq ft) unit is rented at €36,000 per annum.
