Molton Brown pays €250,000 key money on Wicklow Street
The international cosmetics retailer Molton Brown is to open a new outlet in the former Kookai store at 21 Wicklow Street, Dublin 2. The trader paid key money of €250,000 for the lease of the shop which has a retail area of 61sq m (657sq ft) at street level and a basement storage of 53sq m (570sq ft). The 15-year lease runs from 1998 and the passing rent is €65,000.
Molton Brown has over 30 stores in the UK. It operates a concession in Brown Thomas and opened a stand-alone store in Dundrum Town Centre. Mervyn Ellis of agent HWBC handled the Wicklow Street transaction.
Ready-to-go apartment site in Kimmage for over €2.75 million
An infill site with planning permission for 17 apartments at Kimmage, Dublin 11, is for sale by auction on November 14th through joint agents Savills HOK and Herlihy. The guide price is over €2.75 million.
The site of 0.16 hectares (0.4 acres) is between the KCR and Sundrive Road and previously traded as Paddy Lumley's garage and Maxol petrol station.
The planning permission provides for a three-storey block with three one-bedroom apartments, 14 two-bedroom units and 26 surface and underground car-parking spaces. The site is close to Sundrive and Ashleaf shopping centres, and numerous pubs and restaurants.
Former D14 petrol station on 0.38 acres for around €3.5m
Another former petrol filling station comes on the market this week at Churchtown Road, Dublin 14. Knight Frank Ganly Walters is suggesting a price of around €3.5 million for the former Tower filling station owned by Chevron (Ireland) Ltd which goes to tender next month. The site extends to 0.15 of a hectare (0.38 of an acre) and has a residential zoning.
€365,000 key money sought for sandwich bar in D22 estate
The owners of the O'Brien's Sandwich Bar at JFK Trading Estate in Dublin 22 are seeking key money of €365,000 for the lease of the unit which has a floor area of 130sq m (1,400sq ft) and can seat 50 diners indoors and 30 more outside. The rent is €45,000 per annum. The business opens from 7am to 4pm daily, according to agent DNG Commercial.
Office space in two blocks to buy or let at Bray Civic Centre
Joint agents CB Richard Ellis and HJ Byrne are marketing two more office blocks in Bray Civic Centre, just off Main Street, Bray, Co Wicklow. The space is available for sale or to let in office suites ranging from 250sq m (2,691sq ft) to 3,600sq m (38,750sq ft). Rents are €215 per sq m (€20 per sq ft) while the selling price is €4,305 per sq m (€400 per sq ft).
The Newlyn Group is developing the centre where the tenants already include Bray Urban Council, the East Coast Health Board and the Mermaid Arts Centre.
Cork retail park to have large Harvey Norman store
Harvey Norman is to open a large store at EastGate Retail Park in Cork. The Australian retailer will begin trading on December 1st from a 4,459sq m (48,000sq ft) outlet. The promoter, O'Flynn Construction, has also agreed terms with Casey's Furniture for a store of 5,109sq m (55,000sq ft) similar to its facility at Raheen in Limerick.
EastGate also has a neighbourhood centre where the tenants include Spar,, Bank of Ireland, Supermacs and several other fast food outlets.
€126 per sq m rent for warehouse units near Swords
Three of the five units at North Dublin Corporate Park, a new development of distribution and warehouse units beside Swords, have now been let and the remaining two are on the market.
The first three buildings have been let to the Central Fisheries Board, Fisher & Paykel, the electrical appliance manufacturer, and Ebrex Ireland.
Jones Lang LaSalle is marketing the two remaining units of 3,044sq m (32,765sq ft) and 2,702sq m (29,084sq ft) at a rent of €126 per sq m (€11.75 per sq ft).
Bistro under Barrow St bridge
After last summer's successful launch of South restaurant in Sandyford's Beacon Quarter, the team behind the popular Dublin eaterie, Town Bar and Grill, are set to add another bistro to its food business. Bridge Bar and Grill will seat 78 when it opens in mid-November under the arches of the old Malting Tower Bridge on Barrow Street. It is the third venture in as many years by chefs Ronan Ryan and Temple Garner.
Key money of €300,000 sought for outlet at Blanchardstown
With Blanchardstown Town Centre trading exceptionally well, the retail market will not be surprised that ladies fashion outlet Magic is seeking key money of €300,000 for a shop on level one of the complex. The unit has a floor area of 116sq m (1,250sq ft) and is held under a 25-year lease at a rent of €235,000. This rent is significantly below the going rate in the centre and is not due to be reviewed until 2012. The shop is midway between Dunnes Stores and Debenhams. Adjoining traders include Champion Sports, Virgin, Aldo Shoes and the newly opened Salsa fashion store.
