Overseas PropertyLas Vegas, Jersey and the Bahamas are the latest locations for overseas projects undertaken by Harcourt Developments.
The Jersey project involves the development of a financial services centre and retail units, and the Las Vegas project is the company's first major US effort.
Harcourt's involvement in Nevada will be a huge project, valued over $1 billion (€779 million). It will include office buildings, a central park, shopping street and about 1,300 residential units. It was launched last month in a €1.6 million 600sq m (6,458sq ft) sales centre adjoining the development site.
Its name, Sullivan Square, takes its name from the noted American architect, Louis Sullivan, whose work at the turn of the 20th century was a powerful influence on architecture worldwide.
Harcourt has teamed up with Glen, Smith and Glen Development, a Las Vegas-based commercial and residential development firm.
The Jersey government's Waterfront Enterprise Board selected Harcourt to redevelop St Helier's waterfront area, Esplanade Square and Liberty Wharf. The square aims to be an internationally recognised financial centre for the island, which is already an established finance centre with more than 50 banks and financial services companies.
The 50,000sq m (538,195sq ft) development will comprise offices, a training centre for financial services and ancillary retail units. It will employ landscaping and water features to reinvigorate the southern fringe of St Helier where reclamation work has steadily moved the sea away from the town, leaving a neglected gap. This will reconnect the town with a new maritime district on the waterfront.
Harcourt already has a strong track record in Jersey through its work on the Liberty Wharf project. This scheme includes a new transportation centre for the island, 5,700sq m (61,354sq ft) of retail space, 6,300sq m (67,813sq ft) of offices and a 64-suite hotel.
The concept architect for the development, Sean O'Laoire of Murray O'Laoire Architects, was a founding member of the team that conceived and delivered the IFSC in Dublin.
Harcourt's involvement in the Bahamas is around a waterfront condominium complex near Freeport on Grand Bahama Island. Called Suffolk Court, it is a development of exclusive apartments surrounded by waterways and tropical gardens. It comprises five buildings, each containing 17 apartments. These face on to a large communal garden and swimming pool.
Each apartment will also overlook the canal that wraps around the development and enhances the privacy that residents will enjoy there. Suffolk Court is currently under construction.
