REDEVELOPMENT SITE:A WELL-LOCATED redevelopment site that will form part of the proposed new Naas Road gateway into the city is to be offered for sale by tender next month.

Calor Gas is relocating from its Long Mile Road headquarters where it has been based for the past 35 years.

Magnus Agnew of agent Quinn Agnew is quoting over €6.85 million for the site of 1 hectare (2.68 acres) at the junction of the Long Mile Road and Robinhood Road in Walkinstown, Dublin 22.

The site has 140 metres of frontage on to the Long Mile Road where South Dublin County Council is working on a master plan to provide a suitably impressive corridor into the city.

Agnew says he expects the plan will assist in the development of a high quality, mixed-use environment at a pivotal position entering the city.

The zoning for the site comes in under objective E "to provide for enterprise and employment and related uses".

The Calor Gas property is to be offered for sale in its entirety or in two lots.

The main site of two acres includes four office buildings extending to 3,410sq m (36,705sq ft).

The second lot, a cleared site of 0.25 of a hectare (0.6 of an acre), has a guide of over €1.6 million.

The main property has a realistic guide price of over €5.4 million. Quinn Agnew say that a purchaser may decide to upgrade the office building and lease them in the short term before seeking permission to redevelop the site.

The property may well be of interest to truck importer Pino Harris who is easily the largest landowner in the area.

About three years ago he bought the 10-acre Coca Cola site on the Naas Road for a bargain price of only €20 million. He was advised by the late John Finnegan of Finnegan Menton.

About a year later, Nissan availed of the then strong property market to sell its headquarters at the junction of the Long Mile Road/Walkinstown Avenue and Naas Road to Cork-based O'Flynn Construction for €115 million. It stands on a site of 18.7 acres.
