Castledermot site zoned for ‘new residential’ has positive planning history

A site with potential for more than 150 homes has come to the market in Co Kildare seeking €1.5 million, offering developers an opportunity to acquire a residential zoned site in a desired village.

The 15-acre (6.07 hectare) development site, which includes 12.6 acres of residentially zoned land, is situated in Castledermot, Co Kildare.

Located 750m west of Castledermot village, the site is at the corner junction of Abbeylands Road and Maganey Road. It is well served by local amenities, including Centra Castledermot, Castledermot Community Centre, and educational services such as Scoil Diarmada and Coláiste Lorcáin.

The site benefits from 12.6 acres designated under the zoning objective “new residential to provide for new residential development”, while a further three acres are designated as “open space and amenity” under the Kildare Development Plan 2017-2023. Previous planning permission was granted in 2005, with an extension granted in 2012 which has since expired. Included in this planning was the permission for the development of 154 residential units, a mix of houses, duplex and apartment units.

Vicki Byrne, of CBRE's development land team, said: "This is a well-located greenfield site with excellent development potential (subject to planning permission). Given its positive planning history, connectivity to road infrastructure, and proximity to the local town, we expect good interest in the site."

Accessibility is good, as the location provides direct access on to the R448, which is one of the main arterial routes to the M9 motorway, connecting Kildare to Dublin via the M7. Carlow town is situated about 12 km south of the subject site, while Athy town is about a 20-minute drive, and Dublin city centre is about a one-hour drive northeast via the M9 and M7 routes.

The area is well connected by public transport, with several regular public bus services that run through Castledermot village, including the 880 Carlow to Naas route, the 736 which connects Castledermot to Heuston Station, and the Castledermot to Athy bus route.
