Redevelopment Land:The search for redevelopment opportunities in the prime Killiney area of south Dublin continues to yield results at a time when an ever increasing number of couples are choosing to trade down from large houses in the area.
With such a strong demand for well-located apartments, Savills Hamilton Osborne King has decided to auction an apartment site off Auburn Road on June 14th.
Generally, in the vast majority of cases, these sites are sold either by tender or by private treaty.
However, Cathal Kelly of Savills expects strong competition for the 0.3 hectares (0.76 acres) where planning permission has been obtained for 31 apartments.
The AMV of €6.5 million equates to almost €210,000 per unit.
Auburn Road is accessed through the Granite Field Estate on Rochestown Avenue.
It is close to the roundabout at the Graduate bar and the newly refurbished Killiney Shopping Centre.
The planning permission provides for a mix of one, two and three-bedroom apartments in a four-storey block.
It also provides for associated car parking at basement level.
Top residential architects O'Mahony Pike have produced an innovative plan that means that 71 per cent of the apartments will have dual aspects with the remainder south facing.
The convenient location will be a strong selling point given that it is within easy walking distance of numerous bus routes, churches, schools and Killiney Bay.
It is also within close proximity to the Cherrywood/M50 and the N11 Dublin-Wexford Road.
It is also with two kilometres of the Dart station at Killiney.
Kelly says they are expecting considerable interest in the site because of the planning permission.
A number of other zoned sites which came on the market along Church Road over the past year are currently involved in the planning process.
