Development Land:A prime redevelopment site beside the N11 could accommodate more than 100 residential units in a mix of apartments and large detached houses, writes Jack Fagan

An interesting redevelopment opportunity will arise shortly in Kilmacanogue, Co Wicklow, when a site of 2.2 hectares (5.45 acres) goes for sale by tender on June 29th through the Lisney agency.

The indications are that the selling price should be in the region of €15 million. The site fronts onto the N11 and is being sold by Holfield Plastics who will be moving this autumn to a newly expanded headquarters at Avoca River Park in Arklow.

A feasibility study by PD Lane & Associates suggests that the site could accommodate more than 100 residential units in a mix of apartments and large detached houses.

Cathal Daughton of Lisney says the site is certain to be of interest to residential and commercial developers as well as owner-occupiers.

The Holfield facility has 145 metres (479ft) of frontage onto the dual carriageway.

Kilmacanogue has considerable appeal, both to businesses and residents, and is the home of Avoca Handweavers.

There are two portal frame industrial buildings on the site extending to 7,261sq m (78,157sq ft). The premises could easily be redeveloped in line with the current planning permission for use as motor showrooms.
