Development Land: A large development opportunity has come up for sale by tender in Kilpedder, Co Wicklow. The 32-hectare (80-acre) site goes to tender on November 8th.

The agent, Hamilton Osborne King, is not giving a guide for the site but lands with the same zoning in the locality have been selling for between €1 million and €1.5 million an acre recently.

The landmark greenfield site offers an exceptional 300 metres of road frontage, facing onto the N11 close to the Newtownmountkennedy and Druids Glen junction. With the recent completion of the M50, the lands are located 11kms south of Bray, 20kms south of Sandyford and 30kms south of Dublin city centre.

The entire lands are zoned for a business, office and science and technology park in the Wicklow County Development Plan 2004 - 2010, according to the selling agents.

The site is ideal for a range of uses, including warehousing, office occupiers, the pharmaceutical and healthcare sector, high tech and software development occupiers, call centres, offices, and research and development.

There is also obvious potential for the development of alternative uses, subject to the necessary planning consent.

Road transport links will be an obvious factor influencing interest in and the ultimate value of the site. Access to Kilpedder has been enhanced by the completion of the Greystones Southern Access Route, with a nearby interchange 400 metres north of the site on the western side of the N11. A graded separation junction is due to start construction at this junction in the coming months.

"This property is one of the most important and high profile zoned development sites in north Wicklow to come on the market for many years," says HOK's senior development surveyor, Jonathan Preston. "The importance of the site is already reflected in Wicklow County Council's decision to zone the entire lands for development.

"With the recent infrastructural improvements in the area, demand for development land in north Wicklow has risen dramatically with prices achieved rising accordingly," he adds. "The combination of the lands' zoning, size, excellent location and close proximity to Dublin city should serve to ensure strong interest from a broad spectrum of developers and investors alike."
