OfficeMarket: The global medical device company AMO (Advanced Medical Optics) is to establish its Irish headquarters at Liffey Valley in west Dublin.
The company has taken 2,300sq m (24,757sq ft) on two floors of Block B at a rent of €182 per sq m (€16.90 per sq ft).
Only one remaining floor in the block - the ground floor - is still available and it is also likely to be rented in the coming weeks, according to agent Hamilton Osborne King.
The other tenants in the block are Texaco, CJ Fallon and Janssen Cilag. AMO was advised by Lisney.
AMO specialises in the discovery and delivery of innovated vision technologies and devices to address eye disorders.
Since its formation as an independent company in 2002, following a spin off from Allergan Inc, it has expanded rapidly and now employs 3,500 people around the world.
Owen O'Callaghan of O'Callaghan Properties, joint developers of Liffey Valley with Grosvenor Estates, described the deal with AMO as a "major coup" for Liffey Valley which has been designated as a town centre for Lucan/Clondalkin.
A master plan for almost 100 acres is currently being worked on by the developers and planners.
The proposals include 78,965sq m (850,000sq ft) of retail space - at present it has 30,657sq m (330,000sq ft) - 3,200 housing units, supermarket, 27,870sq m (300,000sq ft) of offices, a second four-star hotel, and community and service facilities associated with a town centre.
The first planning application is due to be launched in four months time.
Hamilton Osborne King is quoting rents of €200 per sq m (€18.58 per sq ft) for space in Block C in Liffey Valley which has a floor area of 4,100sq m (44,132sq ft).
The buildings have no planning restrictions on the type of office user and can have a flexible layout because of the absence of central line pillars.
As well as a thriving shopping centre, Liffey Valley has a 27,870sq m (300,000sq ft) retail warehousing park anchored by B & Q, 11-screen cineplex, 9,290sq m (100,000sq ft) of offices, a 280-bedroom four-star hotel and 5,574sq m (60,000sq ft) motor mall.
