Merrion centre shops make €475,000

Allsop Space has secured €475,000 – €70,000 above the guide price – for three adjoining retail units at the Merrion Shopping Centre at the junction of Merrion Road and Nutley Lane in Dublin 4. The shops are producing a combined rent of €46,200 per annum.

The overall retail space of 130sq m (1,400sq ft) was originally laid out as a single unit but was subsequently divided into three separate units with glazed shop fronts, suspended ceilings, recessed lighting, store rooms and toilets. The tenants are Fuji Film whose rent of €27,000 was reduced to €18,000 under a 20-year lease from 1999. The two other tenants pay open market rent of €13,200 and €15,000 per annum. Tesco is the anchor tenant in the Merrion centre which has free customer parking in the basement.
