REDEVELOPMENT SITE:ANOTHER COMMERCIAL site has come on the market on the outskirts of Naas, Co Kildare.

The site of 0.91 of a hectare (2.25 acres), which accommodated the paint manufacturing firm Trimite Truecoat, is expected to make over €4 million when it is sold by private treaty through CB Richard Ellis. The vendor is Reit Property and Investment Asset Management.

Earlier this year, an adjoining site of 15 acres was sold by Magna Donnelly for around €30 million. It was bought by local developer Dominick Fagan who owns the Storm cinema almost opposite the site.

Meanwhile, there is speculation that other parcels of land in the same general area may also come to the market later this year.

Jarlath Lynn of CBRE, who is handling the sale of the Trimite Truecoat site in Naas Industrial Estate, expects that it will be of interest to the motor trade and also to owner-occupiers looking for a well located industrial plant.

The detached building extends to 2,175sq m (23,414sq ft) and is accessed directly off the Dublin road with 400 metres of frontage near the Maudlins junction. Under the Naas development plan, the site is zoned for "industrial and warehousing development".

Three adjoining occupiers include Fitzpatrick's Garage which handles Toyota and Irish Commercials which specialises in Volvo.
