RETAIL MARKET:THE PARK in Carrickmines continues to expand with two new large scale tenants opening last month and Mothercare due to open this week.

This is all part of phase two of the 20-acre mixed-use development which is adjacent to Junction 15 of the M50.

It is also at an access point for the Luas extension (due to open in 2010). Phase two extends to about 11,800sq m (127,014sq ft) of space in eight large retail units ranging from 430sq m (4,628sq ft) to 4,925sq m (53,012sq ft).

Two retail units remain available in phase two, both with 705sq m (7,589sq ft) of floor space.

Agent Savills HOK is quoting a rent of €484 per sq m (€50 per sq ft) for these units.

Park Developments Group is behind the project and last November sold phase two of the Park, Carrickmines for just under €100 million to Warren Private Clients and AIB Private Banking.

New tenants at the complex include fashion and household retailer TK Maxx which occupies a 2,775sq m (29,870sq ft) unit.

It has been joined by Australian retailer Howards Storage World. The company specialises in all forms of storage and organisational products for the home and office.

Already in place in phase two is electrical and white goods retailer Harvey Norman which has a 4,925sq m (53,012sq ft) unit there, its largest in Ireland.

Mothercare will open in a 865sq m (9,311sq ft) unit - its largest store in Ireland. Phase one has retailers including Woodies DIY, Curry's, Fifty Three Degrees North, Smyth's Toys, Home Focus at Hickeys, and Halfords, to name a few. The good mix at the Park has made it "a shopping destination", according to Aoife Murray of Savills HOK.
