Bannon Commercial is suggesting a price over €10 million for a site of 3.25 acres with full planning permission for a mixed-use neighbourhood scheme along the Malahide Road in Kinsealy, Co Dublin. It is to be sold by tender on November 16th.
An Bord Pleanála has granted permission for 32 large apartments and townhouses with seven retail units on the ground floor along with office and crèche elements. The site has 80 metres of frontage on to the Malahide Road while vehicular access is provided via a right of way off Chapel Road through the adjoining residential development nearing completion.
There has been a sharp increase in new housing developments in the Kinsealy area in recent years. This trend is set to continue with new schemes set to provide an additional 10,000 homes.
Argos and River Island to open in Carlow's Fairgreen centre
Carlow town is to get a further shake-up with the decision by River Island and Argos to open stores in the second phase of The Fairgreen Shopping Centre.
Argos is to rent a unit of 140sq m (15,069sq ft) at about €250,000 per annum while River Island will be paying €200,000 for a unit of 740sq ft.
Fashion traders Next and New Look have also moved into the extension which brings the overall size of the centre up to 18,000sq m (193,752sq ft). The letting agents are Lisney and Southern Auctioneers.
Pubs in D6 and Blessington sell for around €2.25m and over €2m
Businessman Sean Quinn has further reduced the size of his Dublin pub chain by selling Quinns at Harolds Cross Road in Dublin 6. It was sold prior to auction for a figure of around €2.25 million.
CBRE Gunne, which handled the sale, has also secured €2,085,000 for The Tudor Inn in Blessington, Co Wicklow. The same agent has got almost €2 million for O'Flahertys bar at Costelloe, Connemara, Co Galway and €750,000 for The White Horse at Paul Quay in Wexford.
Ready-to-go apartment site in Bray sells for €5.35m
A ready-to-go apartment site of 0.6 acres at Seapoint Road in Bray, Co Wicklow, has been sold by tender for €5.35 million. The site fronts on to the River Dargle and has permission for 36 apartments. The joint agents were Atrisreal Harrington Bannon and O'Neill Flanagan.
Retail and leisure units to rent at Leopardstown Golf Course
Three new retail and leisure facilities at Leopardstown Golf Course have come on the market for letting through HT Meagher O'Reilly.
The buildings extend to 45, 46 and 102sq m (484, 495 and 1,098sq ft) and are expected to rent for €430 per sq m (€40 per sq ft) when they are completed early next year.
The golf course is located at Leopardstown Racecourse and is currently developing an attractive retail and leisure facility. The retail units are within easy walking distance of Foxrock village where there is an interesting line up of fashion outlets and restaurants. The racecourse hosts both national hunt and flat race meetings.
Clontarf housing site makes €5.75 million
The Church of Ireland in Clontarf has secured €5.75 million at auction for a redevelopment site of 0.4 acres at the junction of Vernon Avenue and Seafield Road in Clontarf. There is full planning permission to demolish the rundown church hall and the Sexton's lodge and replace them with four detached houses.
Sherry FitzGerald Blanc had been quoting a pre-auction guide price of €3.5 million. The strong price paid at auction could well mean that the purchaser will opt for a higher density apartment scheme rather than four houses.
Residential sites in Malahide make €5m and €1.335m
A site with planning permission for 11 detached houses at Dunard, Swords Road, Malahide, Co Dublin has been sold for over €5 million - equating to €454,545 per site. The houses will have floor areas ranging from 127-270sq m (1,367-2,906sq ft), according to selling agent CBRE Gunne.
The same agent has secured €1.335 million at auction for a site close by on Estuary Road with planning permission for six apartments.
€150,000 per acre for industrial land at Kildare town
Newbridge auctioneer Colm McEvoy is guiding €150,000 per acre for a site of 16.43 acres at Mooretown, Kildare town, which is for sale by private treaty. The land is zoned for industrial use and is located on the edge of the M7. Likely users of buildings there include car dealerships.
