Redevelopment SiteAn opportunity to buy a sizeable site for either retail warehousing or industrial buildings will arise shortly at Swords Business Park in north Dublin when 2.88 hectares (7.11 acres) are offered for sale by private treaty.
Gavin Butler of Savills HOK is quoting over €13 million for the site where DHL occupy two industrial buildings with a total floor area of 4,529sq m (48,750sq ft). DHL is due to remain there on a two-year lease at an annual rent of €300,000.
The Fingal County Council zoning for the site has the objective "to facilitate opportunities for general industrial employment and related uses in industrial areas".
The proposed Metro North route runs close to the site offering developers the possibility of higher densities and higher value uses.
The fact that Woodies DIY has a retail warehousing facility in the same area may well set a precedent for the the site going on the market.
Butler says the site is likely to be of interest to adjoining occupiers wanting to enlarge their present operations and also developers hoping to cash-in on a potential uplift in values with the arrival of the Metro North.
Swords Business Park is off the old N1, just north of Swords.
The site is close to the entrance of the business park and about 3.5kms north of Dublin Airport.
