Development Land: With two rival developers lining up to build a much-needed new town centre in Kilcock, Co Kildare, demand for housing sites continues to exceed demand.
That will be good news for the owner of an 11-acre housing site on the eastern side of the town and just inside the Co Meath boundary which is to be sold at tender on May 24th.
Joint agents Coonan Real Estate Alliance and Property Partners Brady FitzGerald are quoting a guide price of over €14 million for the land which has extensive road frontage.
The site is within easy walking distance of the town centre and most other facilities, including the train station, church and school.
The close proximity to the newly opened M4 interchange on the Dublin-Galway road will also be a strong selling point for this site.
Although housing densities on sites such as this one are generally between 10 and 14 units per acre, the likelihood is that the Meath planners will allow a greater number of homes in this case.
An area action plan has already been approved and, according to the Meath County Development Plan, "these lands suit a higher density approach on account of their open nature, proximity to the centre of Kilcock and distance from established conventional housing".
There is likely to be strong competition for this site.
