Development LandsTenders over €18 million are expected for a key landbank of 7.26 hectares (17.94 acres) with a 420-metre frontage onto the M4 between Lucan and Leixlip.

Zonings suggest a stand-alone mixed-use development may be possible for part of the site, according to agent Bannon Commercial.

The location is rightly described as "strategic" and couldn't be more high profile with its extensive frontage to the M4 and 260 metres of frontage to the Leixlip Road just up from the Spa Hotel at the Celbridge Road/Leixlip interchange.

It is broken for sale into two lots, one a large greenfield site with 170-metre frontage on to Cooldrinagh Lane and the second occupied by the former Tara Co-op buildings.

The two form a large wedge inside the M4, Leixlip Road and Cooldrinagh Lane.

The greenfield site offers about 4.62 hectares (11.42 acres) while the Tara lot comprises about 2.62 hectares (6.52 acres).

The smaller parcel of land has a local zoning objective which seeks to "facilitate the redevelopment of a scale, design and layout appropriate to its prominent location", according to the agent.

A report prepared by Simon Clear and Associates, the planning and development consultants, suggests that the lands offer potential (subject to the necessary planning approval) for a stand-alone mixed-use commercial development with well designed landmark buildings. The latter exploits the extensive and high profile exposure along the busy M4 commuter route into and out of the city.

The overall site lies within an area zoned objective GB in the local development plan 2004-2010, "to preserve a green belt between development areas".

The lands lie across the Leixlip Road from a proposed park-and-ride facility for up to 1,000 cars. South Dublin County Council has already lodged a planning application for the facility, with a decision expected in June. It will serve a dedicated planned express bus service along the M4 and the Lucan Quality Bus Corridor. There is also a proposed Luas line from Lucan to the city centre scheduled for completion in 2013.

The lands are being offered for sale in one or more lots by public tender on April 27th.
