Development Land: The availability of a good commuter train service between the Co Meath coastal town of Bettystown and Dublin city has ensured a continuing demand for new homes in this area.
The strength of the housing market is expected to be demonstrated once again on May 16th when a well located site is offered for sale at tender.
Cumisky Real Estate Alliance is quoting over €20 million for 25.5 hectares (63 acres) which have a mixed zoning. Around 24 acres have been zoned for housing, another 20 acres have been set aside for community facilities, while 19 acres have been zoned as open space.
The site is close to the local national school and is bounded by the Inse Bay housing development, the Belfast-Dublin railway line and Bettystown village. Residential densities in the area are generally set between 10 and 14 units per acre, suggesting that the purchaser can expect to get permission for between 240 and 336 homes.
Values in the area have been rising, not only because of the good train service, but also because of the upgraded M1 motorway. Bettystown's proximity to Drogheda is also seen as a bonus.
