Landbanks: A large site opposite Stackstown Golf Club with extensive frontage to Kellystown Road in Rathfarnham, Dublin 16, is on the market by private treaty for over €6.5 million.
Located close to Taylor's Grange just outside the M50, the lands have panoramic views over Dublin city and are in agricultural use. The property is being brought to market by Graham Farley of agent Farley Property.
Extending to 25.9 hectares (64 acres), two zonings apply to the site under the Dún Laoghaire/Rathdown County Council Development Plan 2004/2010.
The lower lands of about 5.5 hectares (13.7 acres) are zoned "objective B" - "to protect and improve rural amenity and provide for the development of agriculture". This zoning allows a range of uses, including education, hospital, hotels, recreational facilities and retirement homes.
The remaining higher lands of about 23.9 hectares (50.3 acres) are zoned "objective G" - "to protect and improve high amenity areas". These zonings allow for options including hotels, recreational facilities and retirement homes amongst others.
The site's ready access to the M50 and other transport infrastructure will undoubtedly increase developer interest in the landbank. It sits in an established suburban area and the development of a hotel would have a ready clientele available to it.
It also offers extensive roadside frontage to Kellystown Road which allows direct site access along its northern face.
The lands, which rise steeply south-to-north, range from 130 metres (426ft) to 225 metres (738ft). While the site represents a challenge given its topography, it will provide panoramic views over Dublin city and bay, given its elevated position.
