Investments: Colliers Jackson-Stops is seeking offers over €6.5 million for a striking new office building in Rathfarnham, Dublin 16.
The 2,165sq m (23,300sq ft) block forms part of a recently completed mixed-use development anchored by the German discounter Lidl.
There are also five other retail units at ground floor level. Access to the offices is via two separate entrances at either side of the development.
The unit is finished to the standard shell specification. There is planning permission to divide the block into 12 individual office suites with the option for a mezzanine level.
The building fronts onto Grange Road and offers uninterrupted views from the first floor over Marley Park and the Dublin mountains in the distance.
There will be 38 car-parking spaces available in the adjoining surface car-park.
Paul Finucane of Colliers says the office block should appeal to investors, developers and owner-occupiers. A purchaser could occupy a part of the building and generate a substantial income from the remainder.
