Development LandThe ready-to-go concept has been taken to new lengths with Fruithill Manor, a low density housing site which has full planning permission for almost 800 homes. The 30.35-hectare (75-acre) site is for sale by tender on June 22nd through Hamilton Osborne King and has an AMV of about €60 million.
Exceptional interest in the site is expected given it is in Carlow, a fast-growing town within easy commuting distance of the capital. It offers all the nearby infrastructure wanted by home owners, and the site itself also comes with planning for a substantial neighbourhood centre and crèche.
Clarke and Co architects designed the scheme with a high proportion of traditional three and four-bedroom semi and detached units. This gives the development a good mix of styles and designs for the 793 homes permitted under the existing permission.
"This mix has intentionally been designed to meet the requirements of the local and commuter housing market in Carlow, where prospective purchasers are looking for a higher quality of home in spacious surroundings," said Mark Reynolds, development director with HOK.
The site has also been divided into three distinct phases with each having its own access point.
The site is located on the southern side of the Killeshin Road and lies just a short walk from the main street of Carlow town. It is also adjacent to the Castlecomer roundabout, which connects the Killeshin Road to the Dublin Road and will eventually form the link for a proposed northern relief road, which will run along the western boundary of the site.
The access to good road links will boost the appeal of the homes for Dublin-bound commuters, who will only have 80kms to travel. There are also good rail and bus connections for those who want to leave the car at home.
