DevelopmentSite: Another indication of the strong prices still available for ready-to-go housing sites in the Dublin area was provided this week with the sale of 9.6 acres at Glenamuck Road in Carrickmines, Dublin 18.
Tony Campbell of GPK had been guiding over €25 million for the site but actually managed to secure just over €35 million. The purchaser was Laragan Homes, which is controlled by the Hanly Group. Six different developers tendered for the site and, according to one source, three of them were closely matched.
The site has full planning permission for a mixed-use development of 227 houses and apartments, and is located within a few hundred yards of the famous Carrickmines Tennis Club.
It is also just off a new roundabout on the Glenamuck Road, within one mile of Foxrock village and a few hundred yards off the access road on to the M50. The site is also opposite a retail park being developed by Park Developments.
The mix of homes will cater for a large range of buyers, including families trading up to larger homes. These buyers will be mainly interested in 20 four-bedroom terraced houses and 54 three-bedroom duplex townhouses.
There will also be a convenience store on site along with a crèche to cater for up to 90 children.
