Redevelopment Land:A residential site of 0.85 hectares (2.1 acres) at Adamstown, Lucan, Co Dublin, is expected to make region €4 million when it is sold by private treaty through Savills HOK.

Adamstown has been the focus of much attention over the past two years with the launch of the first stages of a new town which will eventually have 25,000 residents.

The site for sale is at the southern end of Haydens Lane, close to the new Adamstown link road. The land is close to the new outer ring road which will link up the N4 (Lucan bypass) with the N7 (Naas Road) at the Kingswood interchange. It is about 1km from Lucan village and Liffey Valley shopping centre.

The property has a secondary industrial/production building of 3,065sq m (33,000sq ft). It is bordered to the north and west by new residential developments and to the south and east by Griffeen Valley Park.

A residential zoning on the land should mean that it lends itself to a "new medium density housing development", according to Paddy Cusack of Savills HOK.

He said that Adamstown had a proven sales record and, with various infrastructural improvements in the pipeline (a train station has already been opened), there was little doubt but that the area would continue to thrive.
