THE AGENTS leasing the former Hibernian headquarters at Haddington Road, Dublin 4 on a short term basis say they are "open to negotiation on rental levels".
Joint agents Kelly Walsh Property Advisors Agents and HT Meagher O'Reilly are quoting in the region of €323 per sq m (€30 per sq ft) for space at Haddington House, which extends to 4,226sq m (45,488sq ft) and, according to Thomas Murphy of Kelly Walsh, the agents would be open to "doing a deal" if one occupier was to take all or most of the building. In October last year the agents were quoting a rent of €485 per sq m (€45 per sq ft) for space at Haddington House.
The agents have let two floors of Hibernian House on short term leases and are hopeful of securing a tenant for the remaining two floors which measure 300sq m (3,229sq ft) and 363sq m (3,907sq ft).
Thomas Murphy says the remaining space at Hibernian House should rent for closer to the €485 per sq m (€45 per sq ft) mark and would be ideal for small firms who are looking for a Dublin 4 address at suburban rental levels.
Lease terms are flexible, he said, and would typically run from three to five years.
Both properties have a high spec with air conditioning, CAT 5 cabling, suspended ceilings and recessed lighting as standard.
Businessman Gerry Conlon purchased Haddington House and Hibernian House with an office investment in 2006 for an estimated €80 million. Conlon plans to let the blocks on a short term lease while he awaits planning permission for a larger apartment and office scheme on the site.
The buildings will appeal to firms who are in need of stop-gap space prior to a move to new accommodation or a company in need of overflow space. The D4 location is well served by transport links, including the Dart at Barrow Street and the Luas at St Stephen's Green.
