An opportunity to open a gastro pub/restaurant in the IFSC has just come on the letting market through Allsop Space.
The agent is quoting a rent of €160,000 per annum for the Excise Building at Mayor Street Lower, Dublin 1 where the tenant will also benefit from a full seven-day pub licence.
Originally built in 1821 as a bonded warehouse, the Excise Building has been recently refurbished and extended to provide a floor area of 860sq m (9,263sq ft). It can accommodate seating for 156 customers, standing room for a further 416 customers and also has an external seating area.
The front of the building maintains its protected stone-cut facade and most of its period architectural features are intact, such as the impressive entrance hall, barrel vaults, stone-cut walls, arched windows and stone flag floors.
It was auctioned by Allsop Space in June 2013 with a disclosed reserve of €650,000 and was subsequently bought by a Chinese businessman for €845,000.
He has since spent some €500,000 revamping the building and merging two of its three separate areas to create space for a gastro pub. Part of the building is rented by Muchies.
The space available for rent now includes 311.2sq m (3,350sq ft) on the ground floor, another 173.6sq m (1,869sq ft) at mezzanine level and 375.7sq m (4,044sq ft) in the the basement.
The Excise Building is located in the heart of the IFSC while the Luas runs outside the door. Employment levels at the IFSC have grown steadily in recent years and now stand at more than 35,500.
