RETAIL MARKETA marketing campaign for the retail element of a proposed new mixed-use development in Portmarnock, Co Dublin, is being launched today through agent Bannon.

The greenfield site opposite Golf Links Road is to be developed by businessman Mannix Smith who has planning permission for four retail units and 25 apartments.

Bannon is quoting a rent of €431 per sq m (€40 per sq ft) for a convenience store of 893sq m (9,612sq ft).

Three other retail units - which are available at rents of €592 per sq m (€55 per sq ft) - will range in size from 124sq m to 139sq m (1,335sq ft to 1,496sq ft). These are likely to be used as a coffee shop, pharmacy, hair salon or fashion boutique.

There will be 25 on-site car-parking spaces. Peter Levins of Bannon says that Portmarnock needs new shopping facilities.

"The present population of 21,000 is grossly under-serviced with shops and the result is that there is leakage of business to surrounding towns such as Malahide and Swords. The new development will give Portmarnock a recognisable centre for the first time as in towns like Greystones, Dalkey and Malahide."
