Redevelopment SiteWith development opportunities in the Sandymount area of Dublin 4 fast running out, DTZ Sherry FitzGerald is expecting strong interest in a small site which is to go to tender on October 26th.

The agency is quoting over €1.8 million for the site of 0.08 of a hectare (0.19 of an acre) on Church Avenue, located between Beach Road and Tritonville Road.

A detached house and a former community hall are likely to be demolished to make space for eight to 12 apartments.

The site is located close to the coastline.

Brian Cooney of DTZ Sherry FitzGerald says the infill site will appeal to developers looking for a well located site for an apartment scheme that was likely to sell at €7,000-7,535 per sq m (€650-€700 per sq ft) or an exclusive townhouse development that could be expected to make between €9,150-€9,688 a sq m (€850-€900 per sq ft).
