AGENTS FOR the Royal College of Surgeons have managed to attract three new office tenants to Beaux Lane House at Lower Mercer Street in Dublin 2.
A large tranche of space in the 2002 building became available earlier this year when Dunnes Stores moved its headquarters staff to a stylish new building on South Great George's Street.
Agents Finnegan Menton and DTZ Sherry FitzGerald have completed new lettings to Legal General, recruitment company Michael Page International and Hartley Marks Publishers.
Legal General has taken a 10-year lease on 408sq m (4,400sq ft) with an initial three-month rent-free period from July. The rent is €538 per sq m (€50 per sq ft).
More recently Hartley Marks took a five-year lease on 278sq m (3,000sq ft) at a rent of €592 per sq m (€55 per sq ft).
Michael Page International has moved into the ground floor where it is renting 371sq m (4,000sq ft) on a 10-year lease at €538 per sq m (€50 per sq ft).
Accountancy firm BDO Simpson Xavier is the main tenant in Beaux Lane House, occupying the top four floors in the building which has a total floor area of 9,290sq m (100,000sq ft).
The joint agents are now seeking tenants for the remaining 1,393sq m (15,000sq ft) on the first floor which can be divided into two separate units. There is also 278sq m (3,000sq ft) available on the ground floor.
