Redevelopment Site:An industrial site with potential for upgrading to general commercial use has come on the market at Broomhill Road in Tallaght, Co Dublin.
Joint agents William Harvey & Co and Jones Lang LaSalle are seeking over €8.75 million for the site of 1.41 hectares (3.49 acres) which includes an industrial building of 3,752sq m (40,386sq ft).
The site has been identified as mainly for industrial use under the Tallaght Town Centre Local Area Plan. However, it adjoins land on two sides designated for mixed commercial use, opening the possibility that it too might be rezoned for higher quality use.
Alternatively, developers might consider a scheme of small industrial units as these are currently selling at €3,230 per sq m (€300 per sq ft) for sizes around 93sq m (1,001sq ft) at Greenogue Business Park in Rathcoole.
The site is an equal distance from Belgard Road and Greenhills Road. The area is undergoing major changes with several new mixed-use schemes and a number of motor showrooms under way on Airton Road.
