A private investor has paid €1.425m for an industrial and office investment at Broomhill Close in Tallaght, Dublin 24, representing a yield of slightly over 6 per cent.

Jones Lang LaSalle secured the strong price for the 1,136 sq m (12,227 sq ft) building at Broomhill Close, off Airton Road, which is let to ITT Flygt Ltd on a 35-year lease from 1983. The company is currently paying an annual rent of €96,260.

Another investment in the same area, also with a high quality occupant, is for sale at 86 Broomhill Road. The 1,491 sq m (16,048 sq ft) warehouse and offices is let to medical suppliers Intro Veno Healthcare Ltd on a 35-year lease from 1981 at an current rent of €126,000. Jones Lang LaSalle is quoting a guide price of €1.9 million, which would give a yield of 6 per cent.
