Dublin estate agents Bohan Hyland & Associates expect considerable interest in a well-located development site at Greenhills Road in Tallaght, Dublin 24, which goes on sale from today by private treaty.
The agency is quoting €3.5 million for the 2.2-acre land bank, with full planning permission for an office development extending to 11,612sq m (125,000sq ft).
Eddie Bohan of the selling agents said that while the planning permission has been extended to facilitate the office developments, he believed the site would be of particular appeal to nursing home operators and residential developers
Original Beech Hill building sold
Meanwhile one of the original office buildings at Beech Hill office campus in Clonskeagh, Dublin 4, has been bought by a private investor for about €8 million. The net initial yield will be 5.5 per cent.
The three-storey detached block has an overall floor area of 1,985sq m (21,366sq ft) and is rented by Topaz Energy on a 35-year lease from 1991 at a current annual rent of €460,000. The building was recently refurbished and has 68 surface car parking spaces.
