DevelopmentSites: Three ready-to-go apartment sites in the Dublin suburbs have come on the market this week in Malahide, Blanchardstown and at the junction of Johnstown Road and Pottery Road in Dún Laoghaire.
Turley and Associates is handling the sale of a site with planning permission for 27 large apartments at Swords Road in Malahide as well as an adjoining 5.6 acres. They are for sale in either a single lot or separately when they go to tender on February 28th. The agency is quoting over €4.5 million for the 1.6-acre plot with planning for the 27 apartments, all of them two and three-bedroom units with the exception of a one-bedroom apartment. There is provision for two basement car-parking spaces with each home.
Michael Turley is also expected to secure over €4.75 million for an adjoining 5.6 acres with a green belt zoning and 300 metres of frontage onto the Swords Road. The sites are about five minutes drive from Malahide village. They are directly opposite Estuary Road and adjoining other notable housing developments, such as Chamley Park, Abbington and Lissadell.
Hamilton Osborne King is guiding €8 million for land at Blanchardstown which goes to auction on March 1st. There are two sites with planning permission for 99 one, two and three-bedroom apartments. The principal plot at Old Corduff Road extends to 1.77 acres and has permission for 91 homes.
The smaller adjoining site covers an area of 0.27 of an acre and has permission for eight apartments. Parking will be at surface and underground levels.
The sites are reached via a slip road from the Blanchardstown bypass.
Mark Hennessy of HOK said the sites offer immediate access on to the M50 and Dublin city centre and are located within 0.5kms of the Blanchardstown Town Centre and the National Aquatic Centre.
Ganly Walters is suggesting a price of over €10 million for a site (with permission for 61 apartments) of 0.872 acres with frontage on to both Johnstown Road and Pottery Road, midway between Rochestown Avenue and the Cabinteely bypass in Dún Laoghaire.
The planning permission provides for the demolition of a private house and the construction of the apartments in two blocks along with 96 car-parking spaces at basement level.
There will be a total of 41 two-bedroom units, 13 one-beds and seven three-beds.
