Three-storey to redevelop in Dublin 8

An interesting redevelopment opportunity at the junction of South Circular Road and Upper Clanbrassil Street in Dublin 8 comes on the market today through CBRE with a plan to sell it at auction on September 24th.

The agent is understood to be guiding €700,000 for the three-storey over half basement building which includes eight mixed-use units with an overall floor area of 799sq m (8,603sq ft). There are also six car parking spaces within St Patrick’s Court. Only one of the units is currently used: a post office on the ground floor and an overhead office being over held and paying a rent of €15,080. Some of the units have fallen into disrepair and would require remedial work to bring them back up to a lettable standard.
