Diswellstown House - a large 17th century mansion and its 17 acres of residential zoned land in fashionable Castleknock - could make over €24 million when it goes to tender on April 13th, writes Jack Fagan

The Castleknock area has been one of the most popular Dublin suburbs for new housing in recent years because of its close proximity to the Phoenix Park and the city centre.

The demand for new homes in Dublin 15 continues unabated and for that reason another large period house and its grounds are to be sold for redevelopment.

Will Coonan of Coonan Real Estate Alliance is handling the sale of Diswellstown House, a large 17th century mansion and its 17 acres of residential zoned land. It is one of the most important housing sites to have come on the market in west Dublin in recent years.

Though the selling agents are not providing a guide price, there are indications that it could make over €24 million when it goes to tender on April 13th. The house stands on stunning gardens and is listed for preservation along with the handsome entrance gates.

The two-storey house, formerly owned by a Scottish family, the Kennans, has a number of outstanding reception rooms including drawingroom, diningroom, music room and function room. It is in impeccable condition and has six bedrooms and six bathrooms.

Under the Fingal County Counci's 1999 Development Plan the land is zoned "to provide for new residential communities in accordance with the approved action area plan." A developer could expect to get planning permission for between 25 and 28 residential units per acre, according to one source.

There has been very considerable housing development in the immediate area including a scheme on part of the grounds of Castleknock College.

Diswellstown is located directly opposite a 24 acre field recently acquired for playing fields and a sports campus for local residents. It is also located opposite the newly developed Castleknock Hotel and golf course at Somerton. Both Luttrellstown Castle and golf club and Westmanstown golf club are located short distances away..
