Development Land : Wicklow estate agent Clarke Auctioneers expects to secure over €30 million for one of the largest and most important housing sites to have come on the market in the county in recent years.

The site of 20.61 hectares (50.93 acres) is already zoned for housing and is located at Keatingtstown, Wicklow town. It is to be sold at tender on October 14th.

The land is irregular in shape, gently sloping and elevated with extensive panoramic views of Wicklow Bay and the Wicklow Mountains. It is located along the western boundary of the town and has dual road frontage on to the Keatingstown Road and the Rockey Road.

It accounts for about 70 per cent of the total lands within the area action plan already approved by Wicklow Council and is due to be included in the next stage of development.

Clarke's say that the gross residential density for the action area is to be 28 houses per hectare and development is to take place in three stages, the first to commence immediately.

The N11/M11 road is easily accessible at the Ashford/Rathnew interchange and the proposed Wicklow town relief road will run adjacent to the lands going for sale.

Wicklow town is located just 40kms south of Dublin.

Accessibility has been greatly improved since the completion of the latest section of the M50 and the substantial improvements to the N11/M11.

New housing developments in Wicklow town have experienced huge demand and many have long waiting lists of purchasers. New three-bed semis are selling locally for around €320,000 and €330,000 while four-bed detached homes generally make about €540,000.

Wicklow is a pleasant coastal town with a vibrant business community.
