Clarendon Dock office block of 5,070 sq ft fetches £700,000

Lisney has achieved £700,000 for a 5,070 sq ft office building in the Clarendon Dock development, one of the most successful of the early developments in the Laganside area of Belfast. The building, at 10B and 10C Clarendon Road, is let to the Department of Health and Social Services at a rent of £57,000. This represents a rental level of around £11.25 per sq ft, which is close to the top achieved in Belfast, and equates to a yield of 6.76 per cent. Jo seph McGeehan of Lisney said the covenant strength of the tenant and the length of lease continued to mark Clarendon as one of the city's premier office locations.
