The slowdown in the second-hand homes market does not yet appear to be having any significant effect on new homes sales in the greater Dublin area.

Two new developments launched last weekend in Drumcondra and Celbridge sold exceptionally well.

Hamilton Osborne King netted £10.5 million in sales at Chapelgate, a new apartment and housing scheme being built by Shannon Homes in convent grounds at St Alphonsus Road in Drumcondra, Dublin 9. A total of 31 apartments and nine houses were sold over the weekend, mainly to couples trading up.

A number of two-bedroom apartments with 800 sq ft are still available at £235,000 to £255,000, along with one four-bedroom house with 1,340 sq ft which is priced at £410,000.

The homes are located behind the high walls of the Redemptorist Order's grounds beside a listed church and convent.

In Celbridge, Hooke & MacDonald and Coonan Auctioneers of Maynooth also did exceptionally well selling 31 houses at Simmonstown Manor, just outside the town. Larger than usual three-bedroom houses made from £184,950 to £239,950.

Bookings were also taken for nine two-bedroom apartments in the same development. These made from £139,950 to £149,950.
