Agents Finnegan Menton have begun marketing the final phase of a £60 million mixed development of offices, facilities for medical services and apartments beside Tallaght Hospital, Dublin 24. The 55,000 sq ft of offices in The Exchange, which will carry 100 per cent capital allowances, are due to be completed next August and are available for rent at £17 per sq ft. Breyden Developers also plans to sell the building for £10.5 million.

Alternatively, it may sell space on a floor-by-floor basis (with around 6,400 sq ft per floor) which will also attract tax allowances starting at £2.5 million. There will be plenty of car-parking spaces in the basement at rents of £600 per annum, according to Ian Finnegan of the letting agents, Finnegan Menton.

The five-storey office building fronting on to Belgard Square will be fitted out to a high standard, and will include air conditioning, raised access floors, suspended ceilings and high-speed lifts.

The entire scheme is located on a 2.5 acre site within walking distance of The Square shopping centre. The proposed Luas light rail service will have two stations within five minutes' walk of The Exchange.
