£100,000 premium paid in South Anne Street

With the Dublin retail market still on the upswing, shops on secondary streets are increasingly attracting key money. UK men's fashion chain Envy has paid a premium of £100,000 for the former Acquiesce store at 31 South Anne Street. The unit has 1,600 square feet of retail space and an equally large store at basement level. The rent stands at £64,000. Envy also paid £150,000 recently for the leasehold interest in 4 Henry Street, which was previously occupied by Crazy Pound.

Dublin agent Aidan McDonald, who advised Envy, also completed negotiations on behalf of UK fashion multiple Monsoon to take over the La Pizza unit at 36 Patrick Street, Cork. The premium agreed was £100,000. The rent for the 1,700square-foot premises will be £85,000. Also moving into Cork is the women's fashion group Kookai, which will be paying a rent of £40,000 for a shop with 900 square feet at Patrick Street. The multiple has also paid a premium of £30,000 for a 900 square foot shop at the Eyre Square Shopping Centre in Galway. The rent will be £30,000 per annum. Aidan McDonald also represents Kookai.
