Holiday homes have been selling fast at the Sandy Cove development in Ballymoney, Co Wexford. This weekend sees the launch of the second phase of 80 homes and the opening of the detached two/three bedroom showhouses priced from £151,500. The Philips Partnership is selling the homes, which have been built by Marlton Construction, and will comprise about 180 units in all when the scheme is completed next year. A swimming-pool and gym is proposed for phase three and residents have direct access to a private beach. The 70 homes in phase one are already completed and occupied.
Three house types are on offer off plans ranging in price from £129,500 to £158,000. The cheapest house is the semi-detached two/three bedroom dormer bungalow, priced from £129,500. There are only 24 bungalows of this design in the entire scheme and the homes are designed in traditional cottage style within one private cul-de-sac. They feature a kitchen/diningroom which can be subdivided to create another room, as well as an en suite attached to one of the bedrooms.
The kitchens feature timber-style units and there is a sliding patio door to the rear garden.
The showhouse being launched this weekend has two/ three bedrooms and costs from £151,500 for almost 1,400 sq ft. It is also being built along traditional lines with the eaves overhanging the front of the house which features decorative timber work. Exposed timber beams also feature in the upstairs bedrooms. Both rooms have en suite bathrooms and there is a shower downstairs, as well as a lavatory.
The kitchen/diningroom features a sliding patio door outside. There is a livingroom as well as a further reception room which could be used as a study, bedroom or as another livingroom.
The third house type is a detached three/four bedroom dormer bungalow, also with nearly 1,400 sq ft. It will be priced from £158,000 but no showhouse is yet available.
The development will feature three tennis courts and generous open spaces. No roads need be crossed for private access to the beach.
The development has entrance security gates and is within 10 minutes of Gorey and the train station and just over an hour from Dublin. It is also convenient to local golf courses.
Purchasers so far have mainly been from south Dublin and sales over the past four weeks have amounted to £6.6m with 48 of the proposed 80 units now sold. Some homes in this phase will be ready for occupation later in the year but most completions will be next year.
