A new residential scheme of 26 apartments and duplex units in Drumcondra is for sale from plans at Hooke & MacDonald's Merrion Square offices this week. Prices start at £190,000, going up to £240,000 for three-bedroom duplexes. There are very few residential developments coming on stream so close to the city centre and secure complexes such as these are popular with both young professionals and senior citizens trading down. The area has benefited from the Northern Cross route serving the northern and western suburbs and from the re-opening of Drumcondra's suburban railway station last year.

Church View is being built by Bencar Trading Limited on part of the grounds of All Hallows College.

As the development is well-screened from the main road, few have noticed it is under way, says Ken McDonald and none of the homes have been sold prior to the launch. Building work began last month and the first units are due for completion from February, 2000.

A total of 14 two-bedroom apartments and 12 three-bedroom duplex units are being released in the first phase. The exteriors of the blocks are part brick, with the upper two storeys rendered. There are attractive A-line roof pitches. Each apartment and duplex will have its own hall door, as well as a private patio or balcony.

The 650 sq ft two-bedroom apartments are priced from £190,000. They will have a combined sittingroom/dining room with doors to a patio or balcony, integrated kitchen, one double bedroom with fitted wardrobes and one single bedroom. Features include good wardrobe space, coved ceilings, wall tiling in kitchens and bathrooms, and fireplace surround standard. There will be a security intercom system to all units.

Three bedroom duplexes of 940 sq ft cost from £240,000. A typical layout is a large sittingroom and interconnecting diningroom/kitchen.

From the dining end there will be double doors to a balcony. There will be a guest lavatory off the entrance hall. On the first floor, two of the bedrooms will be doubles and the third a single. The main bedroom has an en suite shower and another bathroom is off the landing.

All the bedrooms will have fitted wardrobes.

Landscaped gardens will be a feature of this development, with a planted green area by the entrance. Outside storage space will be supplied with each unit.
