Belfast agent Alexander Kinnaird is quoting £2.5 million sterling for the Albion Clothing Company warehouse, off Great Victoria Street, Belfast, between the city centre and University area. The five-storey, late Victorian warehouse is being marketed with the potential for development as apartments or a mixture of offices and loft apartments. Albion has occupied the redbrick building since it was built in 1902 and is now moving. The building has a total of 74,000 sq ft of space and occupies a one-acre site which would allow off-street parking.
The same agents are quoting £1.8 million for a retail investment beside the Tower Shopping Centre, Ballymena. Two shops, each of around 6,000 square-feet let to Argos and Iceland, are producing a rental of £130,000 sterling. The agents estimate the investment would offer a yield of about 7.5 per cent. The property also includes a 1,000 sq ft development site.
