Dublin 6: €3mA Rathmines house that has been totally refurbished has had its price reduced to sell. The five-bedroom villa-style house at 107 Leinster Road failed to sell at auction last September and has been on the market since at €3.2 million. Agent Colliers Jackson-Stops has now dropped the price to €3 million.
For that the buyer will get a deceptively large house with 285sq m (3,065sq ft) of living space on two floors. There is off-street parking for up to five cars, and a 175ft garden that backs onto Leinster Road West, with potential for a mews, subject to planning permission.
The end-of-terrace house was renovated and extended under the supervision of conservation architect Raymond McGinley. Floor and roof timbers were replaced, every wall replastered, and cornicework replicated. The house has been re-roofed, rewired and re-plumbed to allow for power showers in the bathrooms.
The front door with its original fanlight overhead leads into a high-ceilinged hallway with decorative cornicing. To the right are two classic interconnecting reception rooms with tall sash windows at either end, new oak floors and twin marble fireplaces.
Also at this level is a bedroom with en suite while a second bedroom is located on the upper return. The remaining bedrooms are at garden level where a new extension provides the big kitchen-cum-family room arrangement now considered essential. This is a bright space with double doors to the garden, and separate access to enclosed courtyard perfect for barbecues.
