Lisney is quoting a guide price of £220,000 for 6 York Avenue in Rathmines, a three-bedroom period house which will be auctioned on December 2nd.

Even though the property is being auctioned at the tail end of the season, the guide price does seem on the conservative side for what is an attractive Edwardian house on a particularly quiet, leafy road in Dublin 6. The couple who are selling have owned the house for nine years and when they bought it, it was in two flats. Clearly, they did a great deal of work and now the terraced redbrick house is a comfortable family home. Off the wide hallway are the two reception rooms which are not interconnected. Both have nice high ceilings and are attractive, if fairly modest-sized, square-shaped rooms. The front room has its original marble fireplace, but the fireplace in the back room was replaced at some stage with a more modern version. The floors have been sanded and varnished. The eat-in kitchen in the return features nice red and black floor tiles, well-appointed oak units and a breakfast bar. Double doors open out from the kitchen to the good-sized back garden.

Upstairs, the front bedroom is the nicest and by far the largest room as it runs the width of the house. The second bedroom is a large double decorated to appeal to its young occupant. The third bedroom in the return is a large single, with a nice cast-iron fireplace.

The blue-and-white bathroom was enlarged by breaking into the bedroom in the return, and is a reasonable size.

There is a good-sized garden at the front of the house, which is particularly appealing, with decorative brick detailing over the windows and door, and the original checkerboard tiling in the porch.
