A scheme of 21 detached four-bedroom and five-bedroom houses goes on sale this weekend at Dunboyne, Co Meath. Prices start at £235,000 in the first phase. The houses at Plunkett Hall are large "no-nonsense" family houses that benefit from Meath County Council's previous density guidelines of six houses to an acre.
They have extra-large walled gardens and all the houses come with studies and garages. The selling agent is Leahy Property Consultants.
Builder Mycete Construction is well known in the Dunboyne area, having completed Sadlier Hall, Garnett Hall and Lutterell Hall in the village. Lutterell Hall, built next door to the present scheme, was sold out in record time earlier this year except for the showhouses. These are being used for people coming to view Plunkett Hall this weekend.
Despite the encroaches of the city suburbs, Dunboyne is still very much a rural village. It is just off the Navan road, a short drive from Blanchardstown Shopping Centre. The city centre is 30 minutes away in off-peak traffic. The houses are brick-fronted with colonial-style porch fronts. There will by 76 houses in the entire scheme, which is expected to be completed by summer 2001. The 21 houses in the current phase will be ready for occupation between next February and May. Two styles are on offer this weekend. The five-bedroom houses measure 2,100 sq ft and cost from £275,000 - about half the price of similar houses in many south Dublin suburbs. Livingrooms are spacious and have marble fireplaces and double entrance doors from the hall. The connecting diningroom has glass doors to the back garden. There is a study/family room off the hall.
A huge kitchen/breakfastroom with plenty of units and a separate utility room could accommodate a clothes line and an ironing area.
All of the bedrooms could fit a double bed with ease and come with fitted wardrobes. The main bedroom has wall-to-wall wardrobes, a bay window and an en suite shower room. There is a generous-sized family bathroom with a separate shower and bath.
The four-bedroom houses have 1,720 sq ft of space and cost from £235,000. Although smaller they are still roomy enough to accommodate a family. The livingrooms have a pine and cast-iron fireplace with decorative tiled inset. Diningrooms interconnect and there is a good-sized kitchen/ break fast room with an unusual sloping pine ceiling. A study/ den is off the hallway.
Upstairs, the bedroom layout is different from that in the five-bedroom house. The builder has enlarged the main en suite bedroom to give enough room for a dressing area or a small sofa. A second bedroom is also extra large and the other two rooms are singles. All have fitted wardrobes.
The gardens at the back are very large and well-shaped - these will be levelled and seeded. Fronts will be lawned and driveways cobblelocked. The development is arranged in cul-de-sacs, with one main road entrance.
