Clanbrassil Street used to be the great divide on Dublin's South Circular Road, with houses on the far side of the street fetching a fraction of those on what is usually called the "town" side.

However, prices on what was the less fashionable side of the road are fast catching up, and Douglas Newman Good is guiding £260,000 for 34 Dufferin Avenue prior to its auction on March 22nd.

The tree-lined road is just beyond the National Stadium. The house for sale is at the end, overlooking the warren of homes known as the Tenters.

It is a typical redbrick Victorian three-bedroom house and it has been completely renovated by the owners over the past couple of years. Downstairs are two interconnecting reception rooms, both of which have the original fireplaces. The floorboards in the rooms have been sanded and polished. The bay window in the front reception room gives a feeling of space.

The kitchen is in the back and is the original size. It has recently been refitted with new units. The kitchen windows have security bars.

Upstairs, the three bedrooms are made up of two large doubles and one single. As the house is at the end of a terrace, there is a window in the gable wall. It belongs to the main bedroom, so it is particularly bright, having light coming in from two directions.

The bathroom is newly tiled and is a good size.

At the end of a small back garden is a double garage which opens on to Greenville Terrace. The estate agents suggest this would be suitable for conversion, subject to planning permission.
