Agents Palmer McCormack are seeking £1.7 million for an office investment, Trinity House, a former church and hall at Charleston Road, Ranelagh, Dublin 6, which has Hibernian Insurance Co as the main tenant. The 12,255 sq ft buildings were converted by McInerneys and are in excellent condition. The current rent of £97,200 is expected to show a significant increase next year when three of the four tenants are due to have their rents reviewed. The present rent base of £7.93 per sq ft opens the way for future rental and capital growth. Trinity House is entered through an attractive atrium, which links the two buildings and houses a glazed lift. Hibernian Insurance is occupying 4,145 square feet under a 35-year lease from 1984. The other tenants are a firm of chartered accountants, an architectural practice and a marketing and consultancy group. There are 29 car-parking spaces in the grounds.
